			<content:encoded><![CDATA[<p>It’s a few weeks since our pre-festive season newsletter and it seems that too many news outlets still want to focus only on negatives. Well, if you seek you will certainly find that there really is plenty of good news out there, particularly in the world of overseas property.</p>
<p><strong>This edition is a little longer than normal but you will certainly find inspiration and reassurance, so please read on. We start with the Spanish news and move on to Cyprus later.</strong></p>
<h2><strong>The beginning of a Spanish property shortage?</strong></h2>
<p>When we first saw that headline in “Global Edge” a few days ago we were skeptical to say the least, just as you probably are right now.</p>
<p>However, read on…</p>
<p>With unemployment at record levels and property price falls in many areas, good news from Spain can be thin on the ground.</p>
<p>Much has been made of Spain’s property glut but it seems that in the Costa del Sol at least, falling prices are beginning to clear the market.</p>
<p><strong>According to the Association of Builders and Developers of Malaga (ACP) 10,000 new homes were sold in Malaga province in 2011 which is nearly half the 25,000 new homes on the market at the start of last year.</strong></p>
<p>Could this be the start of shortage of property in established holiday home areas?</p>
<p>Ironically the answer is probably yes, although it may take some time.  </p>
<p>Holiday home markets were hit fast and hardest by the crisis but since then international demand has proved more robust than demand from the domestic market.</p>
<p>Sales volumes are still significantly lower than their peak levels but new supply is likely to be subdued for a long period.  Property markets work in long time lags and construction levels could take at least five years to return to “normal”.</p>
<p>In established destinations such as Marbella, where international demand is strong, 2012 could be the last year it’s possible to pick up real lifestyle bargains.</p>
<h2>The Bank of Spain has revealed a large increase in purchases by foreigners in 2011.</h2>

<p>The figures mean that investment in the country&#8217;s real estate by foreigners increased by 27 per cent in 2011 compared to the previous year.</p>
<p>The rise in sales last year marks a second year of growth in international investment with 2011 beating the total value of transactions in 2010.</p>
<p>And with rents making a slow but steady increase throughout Spain now could be a perfect time to invest in a buy to let property.</p>

<h2><strong>Spain</strong><strong> the happiest expat destination </strong></h2>

<p>Spain has been announced as the happiest expat destination, according to the latest findings from Lloyds TSB International.</p>
<p>The company’s research asked over 1,000 British citizens in the 10 most popular expat destinations to rate their new homes on factors ranging from quality of life to cost of living.</p>
<p>75.9% of those who now lived in Spain said that they were happier now than when they were living in the UK, compared with the average of 68%. An important reason for the country’s high ranking is the fact that over 70% of expats believed they were better off since their move, despite the country’s poor economic situation. 80% agreed that the cost of living was low, a higher response than any other country.</p>
<p>Frankly we are unsurprised by the fact most expats are happier in Spain, because its &#8220;outdoor lifestyle, traditional family values, and positive outlook on life” make it a very easy place to enjoy.  “People still look after one another and really do live in the moment and the Spanish still seem to value the things that we have long ago forgotten.&#8221;</p>
<h2><strong>One in ten Brits planning to holiday in Spain in 2012 </strong></h2>
<p>One in ten Brits are planning a holiday in Spain in 2012 according to research from TravelSupermarket.com, proving the destination’s popularity has not waned in the face of the eurozone crisis.</p>
<p>The company cited a feeling of security, the increasing number of flights and the wide availability of good value charter breaks as the reasons for our continued love affair with all things Spanish.</p>
<p> Bob Atkinson the company’s travel expert commented: “In tough economic times Brits often return to known quantities, so this will always drive an interest in these destinations (such as Spain) Once Brits see the great offers available, they’ll be flocking to these ever-popular countries.”</p>
<h2><strong>Extension of Spanish VAT (IVA) reduction to apply to holiday homes</strong></h2>

<p>The condition excluding newly-built holiday-homes from VAT reductions appears to have been dropped. When the Socialist Government introduced a VAT reduction on new homes sold last year, from 8pc to 4pc, the People’s Party, then in opposition, promised to extend the reduction to the end of 2012, but only on primary residencies up to a certain price.</p>
<p>But now that the PP are in power it appears that they have dropped these conditions, which can only be good news for holiday-home buyers looking to take advantage of Spain’s current very attractive new home prices.</p>
<p>The decree extending the VAT reduction to the end of the year, published in the official Government bulletin (BoE) on the 31st of December, made no mention of any extra conditions, meaning that VAT on all new home sales, whatever their use and value, will only be charged at 4pc during 2012.</p>
<h2><strong>Successful bond auction from the Spanish Treasury: Interest rates are well down on the last similar auctions </strong></h2>
<p>The Spanish Treasury has placed 4.9 billion € in letters on the markets recently, and at a lower interest rate. 3.01 billion was placed in 12 month bonds at 2.15%, and another 1.87 billion was placed in 18 month bonds at 2.49%. Previous corresponding interest was 4.088 and 4.25%.</p>
<p>It’s the fourth consecutive auction which has seen a reduction in the interest rate offered and today’s rates were back to the levels of October 2010.</p>
<p>It should be noted the bond launch was a success despite the recent downgrading for Spain from Standard and Poor’s.</p>
<p>So, things appear not to be as black as some may be suggesting. (After all, wasn’t it S &amp; P that overlooked to inform the World of the pending crisis in 2008 anyway?)</p>
<p><span style="color: #0000ff;"><strong>So plenty of good news coming from Spain; let’s now turn to Cyprus</strong></span></p>
<h2><strong>Natural gas find offshore Cyprus worth tens of billions</strong></h2>
<p>Nobel Energy announced recently that it had found natural gas reserves offshore the Republic of Cyprus and that results from drilling and initial evaluation work indicate the reserves amount to between 5 and 8 trillion cubic feet.</p>
<p>The Cyprus A-1 well encountered approximately 310 feet of net natural gas pay in multiple high-quality Miocene sand intervals.</p>
<p>The discovery well was drilled to a depth of 19,225 feet in water depth of about 5,540 feet. Results from drilling, formation logs and initial evaluation work indicate an estimated gross resource range (1) of 5 to 8 trillion cubic feet (Tcf), with a gross mean of 7 Tcf.</p>
<p>The Cyprus Block 12 field covers approximately 40 square miles and will require additional appraisal drilling prior to development.</p>
<p>“We are excited to announce the discovery of significant natural gas resources in Cyprus on Block 12,” Charles D. Davidson, Noble Energy’s Chairman and CEO, said. “This is the fifth consecutive natural gas field discovery for Noble Energy and our partners in the greater Levant basin, with total gross mean resources for the five discoveries currently estimated to be over 33 Tcf. This latest discovery in Cyprus further highlights the quality and significance of this world-class basin.”</p>
<p><strong>The Commerce Minister, Praxoulla Antoniadou, said that the gas find is worth tens of billions and that it will satisfy the Island electricity production needs for 210 years and President Demetris Christofias called the find “historic”.</strong></p>
<p>The minister went on to say that “Cyprus is in a position to strengthen the energy security of the EU as we are the only country in the region that belongs to the EU, and at a time when the EU seeks new sources of natural gas”.</p>
<h2><strong>Transfer fee abolition/reduction law published at last!</strong></h2>

<p>After around a month since MPs voted unanimously to abolish/reduce Property Transfer Fees for a period of six months, the amended law has finally been published in the Cyprus Government Gazette.</p>
<p>After a long delay, changes to the law designed to help stimulate sales of new property by abolishing and reducing Property Transfer Fees for a period of six months have finally been agreed and published.</p>
<p>The changes came into effect on Friday 2nd December and will remain in force for a period of six months. They apply only to the first sale of a property, where the contract is dated and deposited within the six month window.</p>
<p>Specifically: For those who pay VAT on their house purchase, no transfer fees are payable. For those who do not pay VAT on their purchase, property transfer fees are reduced by 50%.</p>
<h2><strong>Cyprus</strong><strong> Land</strong><strong> Registry &amp; Town Planning to enter 21st century</strong></h2>
<p>Interior Minister Neoclis Sylikiotis has announced plans to introduce new IT systems into Town Planning and Land Registry offices throughout Cyprus to improve services offered to the public.</p>
<p>The interior ministry has presented new automation systems that will be installed at the Town Planning and Land Registry departments to upgrade the services they offer the public.</p>
<p>The Minister expressed his conviction that they will “usher in a new era in the services provided by the state to the public.”</p>
<p>The first concerns a comprehensive information system worth over €12 million for the Town Planning Department that will cover all its activities and services as well as those of district administrations regarding construction permits.</p>
<p>The system will be rolled out gradually within 36 months from the day of introduction, the minister said.</p>
<p>For the public it would mean less bureaucracy and shorter waits for construction permits, Sylikiotis said.</p>
<p>It will also allow people to access useful information through the Internet.</p>
<p>“For the state, among others, it means cuts in cost, increase of productivity, (and) a more rational organisation of development,” Sylikiotis said.</p>
<p>As regards the Land Registry, in the next two months the department will introduce an Internet application that will provide the public with information on plots of land.</p>
<p>At the same time the Land Registry will be linking its systems with municipalities that will be able to input information about property within their boundaries, the minister said.</p>
<p>This will in turn enable the Land Registry to swiftly provide the public and other departments with information.</p>

<p><strong>2011 seems to have been the year of the turnaround for at least some overseas property markets according to many pundits.</strong></p>
<p>Shrewsbury based specialist international property agency, Simply Overseas, has reported a steady improvement as the year progressed.</p>
<p>This trend was confirmed when they attended the <strong>A Place in the Sun</strong> exhibition at the NEC in Birmingham in September from where many reports surfaced of a considerable increase in serious enquiries from lifestyle buyers keen to get on with their lives, having delayed long enough due to the state of the world economy.</p>
<p>Head of Simply Overseas, Christopher Morris says “The days have gone where buyers are asking for speculative investments, where many sellers have been prepared to provide the answers the buyers want rather than the full facts which may account for some of the reported problems elsewhere”</p>
<p>“We are finding that the market has returned to what it was like some 10 of 15 years ago where we are dealing with people with real needs and where our reputation for honesty and integrity is appreciated. Most of the “bad boys” have gone and although the market is smaller than at its peak, thankfully there are plenty of buyers around again that we can help.”</p>

<p>Other lifestyle buyers seek apartments for their own holidays but with rental potential to cover the running costs and to leave a surplus and of course, having bought at a good price are looking for mid to long term capital growth.</p>

<p><strong>With prices starting from as little as 93,200 Euros, what’s not to like? </strong></p>
<p>With the economy remaining uncertain some are once again considering the long term stability that can be found in property. At least you can enjoy your investment and get some rental income in to the bargain.</p>
<p>People are understandably more cautious these days, which is good as they are avoiding the pitfalls that some of those that rushed in seem to have found, but once they have decided to go ahead they are securing great deals.</p>
<p>The continued uncertainty with the Euro has lead to an increase in the strength of the Pound which has lead to even more attractive prices especially when using the services of a specialist foreign exchange company such as we recommend.</p>
<p>Simply Overseas’ most recent “Open Day” was their best event for around 3 years and this has generated more pipeline buyers than for some time.</p>
<p>Spain’s reduction in the rate of IVA (VAT) on completed new property sales by 50% has helped to boost the market this autumn and Cyprus has followed with a reduction of transfer fees too.</p>
<h2><strong>What can we look forward to in 2012?</strong></h2>
<p>There is likely to be a continued improvement in the markets in which Simply Overseas operate as more people decide to get on with their plans.  By being selective and buying now at attractive prices, many people consider they are making sound investments in a market that is less volatile than say stocks and shares after all they are getting minimal returns from their Bank accounts.</p>
<p>There will be a reduction in volume of the best stock because it is a fact that the best properties are the ones that sell first.</p>
<p>Plans have already been announced and others are likely for increased flights, especially to Spain which has had a bumper year for tourist numbers in 2011.</p>

<p>Several new or improved marinas, new Golf courses and others are being redeveloped, a mammoth new high speed rail line linking Almeria to Murcia and Madrid, new Airport for Murcia, all of which will continue to strengthen the local property markets.</p>
<p><strong>So, with the increased pipeline pipe-line noted by Simply Overseas it means more sales in 2012 which being an Olympic year could be a Marathon for them.</strong></p>

<h2>More budget flights head for Spain</h2>

<p>The skies above Spain will be chock-a-block next summer as a bumper 14 budget airlines fight for the expected record number of tourists heading for classic cities and ever popular Costas.</p>
<p>Two new budget airlines are expected to enter the fray and take-on established companies like Easyjet and Ryanair at their own game of low fares.</p>
<p>Iberia Express, a low-cost subsidiary of International Airlines Group (IAG) will link all the country’s city airports to the international feeder hub at Madrid, where they can collect and deposit international passengers for joint parents Iberia and British Airways.</p>
<p>Easyjet founder Sir Stelios Haji-Ioannou has said he is setting up a new airline called Fastjet and his main target is expected to be Spain and British Airways have said they have not ruled out a budget airline of their own.</p>
<p>The &#8216;low-cost&#8217; Iberia Express will start operating around Easter 2012 and will have a staff of around 500 people and a fleet of 13 A320 aircraft. It will compete internally and on the international market. Associate airline, Vueling, recently voted the best low cost airline serving the Spanish market, will continue to run the routes out of Barcelona and other cities, whilst Iberia Express will focus on Madrid.</p>
<p>Spain enjoyed record tourist numbers in 2011 and pundits forecast even more as the property market strengthens and hotels expand their strained capacity.</p>
<h2>Spain boost as more visit, stay longer and spend more</h2>
<p>Spain is heading for a return to tourism domination as the 2011 visitor figures soar towards a record 57 million, boosted by higher numbers of independent travellers staying in rented accommodation along their favourite Costas.</p>
<p>80% of tourists now book their own flights and accommodation. Average stay in owned apartments or rented villas is now 15 days – twice that of hotels, who have had record occupancy in 2011. Average stay rose and more people came from the UK than any other country.</p>
<p>There are now 370,000 Brits living full-time officially in Spain, drawn by the California climate, cheap food and drink, fiesta lifestyle and above average life expectancy. 1,000s more are planning to join them after Britain came bottom in a survey to find the best place to live. The summer city riots have influenced 1,000s more to quit the UK.</p>
<p>A Lloyds TSB survey found 67% of Brits living in Spain “had no plans to return to Britain” and 74% claimed quality of life was better. The survey found 87% of Brits felt safer in Spain “which is a better place to bring up kids”.</p>
<p>Commenting on the latest official survey, a spokesman for the Spanish Government said: “We could end this year with 57 million tourists visiting our country. The figures so far show an increase of 8.5%.”</p>
<p>Tourism investment in Spain is at record levels with EUR 2 billion being spent on a Paramount Hollywood theme park, rail links and five new hotels in Costa Calida, where a new international airport opens next year. A EUR 400M super marina is planned for the Costa del Sol and a Seaside Railway could link beach resorts to Malaga Airport.</p>

The Paramount Park is set to be open by 2015 and will bring in an additional 3 million visitors every year. They will be able to enjoy exciting Mission Impossible and Star Trek themed rides and boost the local holiday homes rental market and new hotels being built nearby.</p>
<p>Paramount Park, set to open in 2015, in Murcia will be one of Europe&#8217;s largest theme parks. The estimated cost is around 1 Billion Euros, plus new road and rail links, hotels and amenities provided by the local Government and a major Chinese investment consortia.</p>
<p>The scale of the theme park will be bigger than previous Spanish projects such as Terra Mitica and Port Aventura. The latest technology will make Paramount Park Murcia a very advanced theme park. Based around many of its huge film franchises, the park will boast huge attractions for adults and children.</p>
<p>Tourism in the area will be hugely boosted as an extra 3 million visitors roll in per year. From a property point of view, that&#8217;s huge potential for renting out to visitors. Families will look towards apartments and villas over hotel options. One of our specialist areas is nearby Almeria Costa from where there is easy access to the site of the new theme park and great local infrastructure already in place.</p>
<h2>Cyprus government abolishes property transfer fees</h2>

<p>The recent “A Place in the Sun” exhibition at the NEC certainly defied the doomsayers in the mass media; which has been so full of negative stories about the state of the world economy and the prospects for property investment.</p>
<p>These doomsayers were dealt a blow at the show by two freak events, the highest temperatures since records began for October and an overseas property exhibition that universally exceeded expectations.</p>
<p>Simply Overseas director, Christopher Morris, says “The quality of leads was excellent and there were few “dreamers” as was so often the case in the past. Even the weather put everyone in a good mood and emphasised how great it is to own a property under such wonderful skies.”</p>
<p>“To be frank, the market feels much more like what it was 15 or 20 years ago as most buyers are “lifestyle” buyers taking a longer term view of the stability to be had in property and of course those retiring abroad. Most buyers now seem to be between 40 and 60 years of age looking to enjoy their money knowing they are not getting any kind of worthwhile return in the bank.”</p>

<p>It certainly defied the doomsayers in the mass media; the papers have been so full of negative stories about the state of the world economy and the prospects for property investment and this doom and gloom has been threatening all those that will listen with a bad dose of despair.</p>
<p>Well, the doomsayers were dealt a blow at the show by two freak events, the highest temperatures since records began for October and an overseas property exhibition that universally exceeded expectations.</p>
<p>You would expect us to talk up the market; but the facts speak for themselves, so many exhibitors were delighted by the business they did, some even saying it was the best show they had ever done!</p>
<p>The quality of leads were excellent and there were few &#8220;dreamers&#8221; as was so often the case in the past. Even the weather put everyone in a good mood and emphasised how great it is to own a property under such wonderful skies.</p>

<h2>Tourists singing &#8220;Y Viva Espanã&#8221; again</h2>
<p>According to the Frontur survey by the Institute for Tourism Studies, Spain received almost 40 million international tourists in the first eight months of 2011, a 7.8% increase on the same period last year.</p>
<p>Spain beat an all-time record with 7.64 million international tourists in August, the highest since records began in 1995. The Spanish economy has not been seeing many positive economic headlines recently. However, a close eye should be kept on tourism as it is a driving force in their economy.</p>
<h2>Spain named a top destination for quality of life</h2>
<p>Spain has been listed as one of the best places in Europe in which to live in terms of quality of life</p>
<p>The uSwitch Quality of life index looks at a range of factors including average earnings, healthcare, utility prices and the number of hours of sunshine each year.</p>
<p>uSwitch have revealed that Spain is the most popular choice among the British when deciding to move abroad; but then we knew that anyway!</p>
<h2>Foreigners back buying property in Spain</h2>
<p>The amount of property in Spain being purchased by foreign buyers has increased to reach levels last seen in 2008, before the crash.</p>
<p>Sales in the first half of the year were 32.8% up on last year. The Bank of Spain says that the amount invested in property by foreign buyers was over 1 billion Euros between April and June alone, for the second consecutive quarter.</p>
<h2>Good news in Cyprus too</h2>
<p><a href="http://www.simplyoverseas.com/wp-content/uploads/2011/01/SV_054-r.jpg"><img class="alignleft size-medium wp-image-6543" title="SV_054 r" src="http://www.simplyoverseas.com/wp-content/uploads/2011/01/SV_054-r-300x199.jpg" alt="" width="300" height="199" /></a>A beach located at Aphrodite&#8217;s Rock  near Paphos has recently been named as one of the World&#8217;s most romantic spots (aaahhh).</p>
<p>The list was complied by Lonely Planet travel guide. The site is famous for the legend of where the Goddess of Love chose to be born.</p>
<p>If you&#8217;ve not been there, put it on your list as it really is something special. But then so it most of Cyprus.</p>
<h2>Green light for Cyprus Theme Park</h2>
<p>The Cyprus Interior Minister gave the green light last week to the proposed theme park in the Oroklini area near Larnaca.</p>
<p>Instructions have been given for the exchange of some 500 donums of state owned land in the area needed for the construction of the park. An estimated 800 million Euros is the likely cost of this Russian backed scheme which will feature a waterpark, luxury hotel and many restaurants among other attractions.</p>
<p>Watch this space for more exciting news for the glorious south east corner of Cyprus.</p>

<h2>More information in English for buyers of Spanish property</h2>
<p>English speaking property buyers are to get greater access to property information in English, under new measures announced by the Spanish authorities.</p>
<p><a href="http://www.simplyoverseas.com/wp-content/uploads/2011/01/main2.jpg"><img class="alignleft size-medium wp-image-6540" title="main" src="http://www.simplyoverseas.com/wp-content/uploads/2011/01/main2-300x225.jpg" alt="" width="300" height="225" /></a>Expatriate buyers will now be able to request a Land Registry certificate (nota simple) in English from the Colegio de Registradores. A certificate, including the translation fee, costs €29 and can be requested from the Colegio via their website.</p>
<p>Also a  new central government decree has introduced a range of measures that the Spanish Government says will protect purchasers, helping to prevent problems in the future.</p>
<p>Spanish sales increased again in the second quarter of 2011 according to recently released figures which again adds to the more positive picture for their property market, with the British accounting for the biggest proportion of foreign buyers.</p>
<h2>New Theme Park for Cyprus?</h2>
<p>A critical meeting is scheduled for the end of September to discuss plans to build a new theme park close to the Larnaca Village of Oroklini on the south east coast of Cyprus.</p>

<p>According to reports in the local media the meeting will take place between the Interior Minister and a joint delegation of representatives from the company set up by local land owners and representatives of the Russian Investors.</p>
<p>The cost of the project has been estimated at €800 million and would occupy nearly 330 hectares.</p>
<p>Of course, this is very early but what a coup it will be for the area if this happens. Larnaca is the main International Airport for the Island and one of our principal areas of operation is to the East of Oroklini, in the Famagusta District uincluding Ayia Napa, Protaras etc (we have a property there ourselves and that will add nicely to our investment, thank you).</p>
<h2>Overseas Property Insurance</h2>
<p>A lot of people seem to forget to insure their overseas property and contents or may plump for a policy from a foreign source which may be costly or not offer the most suitable cover 0r may even be entirely in  the local language.</p>

<p>The giant creature- measuring more than eight feet long and weighing 226 pounds- was hooked in the River Ebro near Barcelona.</p>
<p>Alan Meluish reeled in the monster following a titanic half hour struggle which needed three men to hold it.</p>

<h2><span style="color: #0000ff;">Stay safe on holiday</span></h2>
<p><strong><span style="color: #000000;">With the summer holidays approaching fast here’s a timely reminder, from Simply Overseas,</span> for anyone travelling abroad.</strong></p>
<p>As the number of visitors to foreign resorts increases then so does the number of villains.</p>
<p>While most parts of Europe are generally very safe places, wherever there are lots of people, there will be thieves looking for easy pickings. Here are a few simple tips to help keep you safe.</p>
<p>To help avoid the risk of bag snatchers, always carry your bag across your body not just over your shoulder and if you are walking on a street with traffic, have it on the side away from the traffic and possible drive-by bag snatchers on scooters.</p>
<p>If there are two of you then have your bags between you. Just because your bag is zipped or buttoned doesn’t mean it is safe. A hand over the bag will also help deter opportunists.</p>
<p>If you carry an umbrella this will help ward off villains as they know that it can be used as a weapon. A rolled up newspaper is nearly as good, but if you need to use it, then use it to stab rather than hit.</p>
<p>If you are unlucky enough to be mugged, scream at the top of your voice for as long as you can but don’t shout for help; shout FIRE, believe it or not more people will take notice.</p>
<p>If you see someone being robbed you should shout as well. Robbers hate being noticed as it increases the risk of being identified later.</p>
<p>Avoid situations where you are being hustled or bustled, the old “one distracts/confuses you while another robs” you is quite common.</p>
<p>Carry the minimum you need with you and certainly not passports, airline tickets and credit cards and wads of cash unless absolutely necessary.</p>
<p>Men should never have their wallets in their hip pockets; a front pocket is much harder to “dip”.</p>
<p>Be aware of flower/heather sellers too as they are definitely out to rob whenever they can either by short changing or a bit of pick-pocketing.</p>
<p>Be watchful when using cash dispensers, and certainly hide your hand when you enter your pin code.</p>
<p><strong>Be just a little bit careful and you should have an incident free stay.</strong></p>
<h2><span style="color: #0000ff;">New Consumer Guide published by Spanish Government</span></h2>
<p>Aimed at the English speaking market, &#8221; How to buy a home in Spain -  step by step consumer safety in property purchasing&#8221; has been drafted by the association of property registrars.</p>
<p>It aims to take the potential buyer through the various stages of buying property, including finding the right home, signing the agreement, paying taxes, registering the home at the property registry and settling the buying costs etc.</p>
<p>We are very happy to endorse this guide as it encapsulates so much of the advice that we have given over so many years.</p>
<p>Indeed, we actually go further in some respects including &#8220;insisting&#8221; that all our buyers use independent Lawyers to work for them who in turn should check, among other matters, that any property being purchased actually complies with ALL the relevant planning permissions etc.</p>

<h2><span style="color: #0000ff;">2015 opening date for new Paramount Pictures Theme Park</span></h2>
<p><span style="color: #000000;">Around 30 minutes or so from many of the properties we offer in Almeria, it has been confirmed that Paramount Pictures is constructing its long awaited new theme park.</span></p>

			<content:encoded><![CDATA[<p>We&#8217;re going to start this month with a timely reminder due to a potentially serious event that occurred a few days ago with the child of one of our UK business associates while on holiday in Spain!</p>
<h2>European Health Insurance Card</h2>
<p>Our close friend and business associate was on holiday over half term with his wife and two young children, like millions of others.</p>
<p>Thankfully, they had done the right thing and had taken out travel insurance and the &#8220;new&#8221; EHICs for each of them.</p>
<p><a href="http://www.simplyoverseas.com/wp-content/uploads/2011/01/ehic1.jpg"><img class="alignleft size-full wp-image-6149" title="ehic1" src="http://www.simplyoverseas.com/wp-content/uploads/2011/01/ehic1.jpg" alt="" width="164" height="127" /></a>All was going well until a couple of days before returning home. They had gone out alone to explore the area and were in somewhat unfamiliar territory, well away from their hotel. Unfortunately, their little boy had a fall and cut his knee very badly.</p>
<p>Then it dawned on them that were effectively alone in an unfamiliar area and unable to speak Spanish. What should they do?</p>
<p>Thankfully, the famous Spanish &#8220;hospitality&#8221; intervened and a nearby Cafe owner realised what had happened and despite the language barrier, called a Taxi and they were whisked away to the local hospital (they are everywhere in Spain!).</p>
<p>Again, despite the language complication, they were soon checked in EVEN THOUGH THEY HAD NOT THOUGHT OF CARRYING THEIR EHIC CARDS WITH THEM!</p>
<p>The reception went on with checking the son in but they needed the card before they could be discharged. So, Mum had to get another Taxi back to and from their hotel in order to get the cards (and insurance paperwork which wasn&#8217;t neded in the event as the accident was taken care of by the State system).</p>
<p>So, they had 8 stitches and a lot of care and consideration from all those concerned in Spain and a big bill (some 75 Euros) for Taxi journeys that could have been avoided had they carried their EHIC cards.</p>
<p>So, the moral of this timely storey is that you MUST, in our opinion, carry your EHICs and Travel Insurance with you at all times, just in case. Oh, by the way, forget taking the old paper E111 forms as they have not been valid for some five years.</p>
<p>Well done Ian and family, we are glad all went so well after all and thanks for giving us the opportunity to remind our valued &#8220;clients&#8221; of the advice. Hopefully, they will not be faced with a potentially serious and, at the very least, stressful situation when on holiday or on one of our homebuyer visits.</p>

<h2>Interest in Mediterranean property picks up</h2>
<p>Potential overseas property buyers are showing more interest in southern Mediterranean countries with a rise in internet searches including for Spain and Cyprus according to a recent &#8220;Rightmove&#8221; report.</p>
<p>They went on to say &#8221; The current climate means that if your are a buyer, you are spoilt for choice&#8230;&#8221;</p>
<p>&#8220;&#8230;this could be from savvy investors looking to cash in on the economic uncertainity&#8230;&#8221;</p>
<p>With interest rates looking set to stay low for some while yet, the potential for some interesting returns can be very attractive if you buy the right property overseas.</p>

<h2>Brits boost Cyprus arrivals</h2>
<p>A 29% rise in British holiday makers helped boost visitor numbers to Cyprus in April according to Cyprus&#8217; Government figures. Indeed, overall there was a 43% increase when all nationalities are considered.</p>
<p>&#8220;Property Abroad&#8221; says that Russian and Chinese buyers are providing a valuable boost to the Cyprus property market, with the volume of sales recoreded in April up 19%!</p>

<p>When Miguel, one of our lovely friends and colleagues in Spain, heard about this he insisted on taking us out on his boat for a &#8220;party&#8221;. Sure he brought the Cava and said &#8220;now let&#8217;s find the Dolphins&#8221;.</p>
<p>We&#8217;ll, he&#8217;s a very  experienced Captain in these Mediterranean waters and well out of the sight of land, what did he find.. a Pod of Dolphins that we spent some wonderful time with.</p>

<p> Our daughter and her best friend haven&#8217;t stoped talking about it yet and the best comment of all was from the friend  when on the phone to her mum said  &#8221;Mum, Disney has nothing on this; it&#8217;s real magic!!</p>

<p>Spain is undoubtedly making a comeback not just because it is so easy and affordable to get to but also because prices are now very reasonable, the market has passed the worst according to most pundits and people are buying again before it is too late to bag a bargain.</p>
<p>We have been working with a number of buyers for some time and have just made a sale to a lovely family from Buckinghamshire who have been looking for a great deal for holidays and as a longer term investment. (Just to add weight to what we are saying he works for a major international bank!)</p>
